How it works
The business model
This is a transaction/commission business, not a custodial one. Revenue is earned once, at deal close, not recurring: Commission on sale transactions: a % of the agreed sale price, split (where applicable) between listing agent and selling agent, and between the agency and the individual agent. Commission on lease/rental transactions: typically a flat fee or % of one year's rent, paid once by the landlord and/or tenant depending on local market convention.

What Muhasib handles
The situations that break generic software are designed in from day one.
Dual agency (agency represents both seller and buyer on the same deal): commission split and disclosure must be explicit — flagged as a compliance configuration, not silently allowed.
Deal falls through post-offer: Listing reverts Under Offer → Active, CRM Deal marked Lost with reason, no commission invoice raised.
Co-brokered deal (external agency involved): commission split extends beyond internal agents — needs a non-employee payee on the split, handled as an AP bill rather than payroll.
Mandate expires unlisted: listing auto-flags Expired if no deal closes before the mandate's end date; does not auto-delete the record (compliance/history).
Price change mid-listing: tracked as a listing history entry, not a silent overwrite — matters for days-on-market and price-reduction reporting.
Same unit, two competing offers: both recorded; agency policy (highest bid, first-come, best-terms) decides which proceeds — system does not auto-resolve.
